Building Commission NSW and SafeWork NSW ran a joint three-day inspection campaign across the Hunter region from 16 to 18 March. According to SafeWork NSW, around 700 active construction sites were visited, a mix of residential apartments and houses.

SafeWork NSW
There for workplace health and safety. Their focus is on whether the site is safe to work on right now, not whether the building itself is compliant with the approval.
Building Commission NSW
There for building compliance. Their focus is on whether what's being built reflects what was approved, and whether the people doing the work are properly licensed and insured.
Different conversations. Builders need to be across both.
What a Site Visit Actually Looks At
SafeWork Side
Inspectors are checking the basics that keep workers safe and keep you off a notice:
- Site inductions completed and recorded
- Safety signage displayed and current
- PPE requirements being followed
- Scaffolding and elevated work platforms compliant and tagged
- Safe Work Method Statements (SWMS) in place for high-risk construction work
- Fall protection where required
- Site access and traffic management
Building Commission Side
The focus shifts to the building itself:
- Contractor licensing, are the right licence classes on site for the work being done
- Home building insurance (HBCF) in place where required
- Work being built consistent with the approved Construction Certificate drawings and specifications
- Approved variations properly documented
That last point, drawing compliance, is where projects quietly come unstuck. Revisions happen throughout a build. The architect updates the floor plan. The engineer issues new structural drawings. If those sets diverge and nobody catches it, the work on site may no longer match what was approved under the CC. That's a compliance problem, and it's the kind of thing a certifier or building surveyor will flag.

SafeWork (WHS)
- Current site induction records
- SWMS for all high-risk construction work
- Safety signage visible and up to date
- Scaffolding inspected, tagged, and compliant
- Fall protection and EWP controls in place
- PPE requirements enforced
Building Commission
- Contractor licences current and appropriate for scope
- Home building insurance (HBCF) in place
- Current approved CC drawings on site
- Engineering drawings consistent with current architectural set
- Any approved variations documented and filed
- Work on site matching the approved drawings and specifications
Where We Fit
Before we manufacture, we cross-check the engineering drawings against the current architectural set. If they don't agree, if a beam position has shifted or a structural element references a layout that's since been revised, we raise it before anything gets cut.
When the frame arrives on site, it lines up with what was actually approved. One less thing to explain during an inspection.
